How I Screen Bookings
I generally do not use automatic booking. Guests are asked where they are visiting from and what brings them to the area, and I weigh their answers along with their reviews and communication style before accepting.
A booking that does not fit the property gets declined, because protecting your property and its five-star record matters more than filling one weekend. This screening is why, across more than 1,000 hosted stays, serious guest problems have not been an issue; most issues are as minor as a guest checking out slowly, and communication handles those.

Screening works best alongside clear house rules and disclosed exterior cameras. When guests know the property has a doorbell camera and that unauthorized parties and extra guests are not allowed, problem bookings tend not to arrive at all.
Smart locks issue codes that work only during the booked stay, which ends early check-ins and lingering access. All exterior cameras are disclosed in the listing as Airbnb requires, and interior cameras are never used.
