What Full-Service Co-Hosting Involves Under the full-service model I run nearly every day-to-day part of the operation: listing management, guest messages, booking screening, pricing adjustments, cleaner coordination and payment, turnover oversight, guest issues, review management, damage claim administration, and coordinating repairs when something breaks. Cleaners record before-and-after video at every turnover, and I send those videos to you so you see your property regularly without driving to it. My relationships with electricians, plumbers, HVAC technicians, pest control, and other trades mean problems get fixed fast, with the cost of the repair itself remaining with the owner. How the Co-Host Setup Works on Airbnb You create the listing under your own Airbnb account and add me as a full-access co-host. That structure matters: the listing, its reviews, and the payouts always belong to you. Once the listing is built, I am set as primary host so guest questions and booking requests come straight to me. Airbnb stays fully transparent throughout, so you can open the app any day and see bookings, messages, pricing, and reviews. My percentage and the cleaning fee are handled through Airbnb's co-host payout tools, which means no invoices and no chasing payments, and you receive year-end reporting from Airbnb for your accountant. What You Remain Responsible For Full service covers the guest-facing operation, not the building itself. You continue to pay the mortgage, property taxes, utilities, insurance, and major repairs. I do not provide lawn maintenance in summer or snow clearing in winter, both of which matter for guest access, parking, and safety, but I can help coordinate suitable contracts with local providers. Keeping this split clear is what makes a percentage fee honest: I run the business on top of the property, and you own the property under it. What Full-Service Co-Hosting Costs My full-service fee is 15% of nightly revenue when you supply consumables such as coffee, soaps, paper towels, and toilet paper, or 20% when I purchase and restock everything myself. Guests pay a cleaning fee on every booking, typically $180 to $260 depending on the property, and that fee pays the cleaners, so turnovers cost you nothing out of pocket. Airbnb also charges hosts its own service fee, commonly about 15.5% depending on the listing setup.
