Host North prices Airbnb co-hosting in Barrie, Orillia, Muskoka, and Northern Ontario as a simple percentage of nightly booking revenue, from 5% for advisory support to 20% for a completely hands-off operation. Cleaning is paid by the guest through a per-stay cleaning fee, so the percentages below are the owner's full cost for management. Every arrangement starts with a free property assessment and an honest conversation about which level actually fits. What Each Tier Includes You pay a percentage of nightly revenue that matches how much I take off your plate. Every tier includes everything in the tiers before it and adds more, so the higher you go, the less you touch. What the Guest Pays vs. What the Owner Pays Guests pay the nightly rate, a cleaning fee, applicable HST, Airbnb's guest service fee, and in some municipalities a short-term accommodation tax. The cleaning fee, typically $180 to $260 depending on the property, flows through Airbnb to the cleaners, so turnovers cost the owner nothing. From the nightly revenue, my co-hosting percentage is deducted, and Airbnb charges its host service fee, commonly about 15.5% depending on the listing setup. Owners keep the rest, paid out directly by Airbnb with year-end reporting for tax time. Even after fees, a well-run Airbnb frequently nets more than a conventional lease. One-Time Setup Costs New listings need upfront work before they earn: deep cleaning, organizing, stocking, linens, smart locks, cameras, and photography. Setup cost depends on how guest-ready the property already is, and I quote it after a walkthrough. What Stays With the Owner at Every Level At every tier, the owner continues to pay the mortgage, property taxes, utilities, insurance, major repairs, lawn maintenance, and snow clearing. I can help coordinate lawn and snow contracts with local providers, but those services stay in the owner's name because they belong to the property, not the hosting operation.
